Aroundtown has completed the conversion of serviced apartments in the Alte Post building on Königswall in Dortmund. The former office building was fully stripped out and converted into modern apartments that combine a high level of residential comfort with the service and flexibility of a hospitality concept. More than 50 serviced apartments have been created and leased long-term to hospitality operator Bob W which has signed a 15-year lease for the space.

Combining hotel-level consistency, apartment-style functionality and a tech-enabled guest journey, Bob W supports both short and longer stays without requiring a conventional hotel setup, creating value for guests, owners and the surrounding neighbourhood.

Each studio and one-bedroom serviced apartment is fully furnished and includes a fully equipped kitchen and private bathroom. The apartments are complemented by a spacious lobby lounge, co-working facilities, a coffee corner, pantry and washateria, supporting guests staying for anything from a few nights in the city to longer work or project-based visits.”. The completed conversion marks an important step in the use-oriented further development of Alte Post into a mixed-use property and strengthens the asset’s central location directly next to Dortmund Central Station.

The serviced apartments are aligned with Aroundtown’s mixed-use strategy of making existing properties in central urban locations more resilient and capable of generating long-term value through complementary uses. They add a flexible accommodation component to a traditional office location, help activate the surrounding area beyond standard office hours and create attractive long-term income prospects.

“With the serviced apartments, we are complementing the property on Königswall with a demand-driven residential concept that is very well suited to the requirements of a centrally located inner-city location. At the same time, this addition underlines our approach of selectively developing mixed-use properties further and making the best possible use of the potential of centrally located existing assets. With Bob W, we have secured an experienced operator and long-term tenant for this project, with whom we are already successfully collaborating on serviced apartments in London Kensington and London Paddington,” says Benjamin Albrecht, Head of Space Conversion at Aroundtown.

“Bob W was built for exactly this kind of opportunity: centrally located urban buildings that can be given a new purpose through a more flexible hospitality model. It also supports a more responsible approach to growth. Reusing existing buildings can reduce emissions materially compared with new construction. On average Bob W guest nights generate 69% lower carbon emissions than stays at other European hotels, with remaining emissions offset,” says Niko Karstikko, Founder & CEO at Bob W.

Alte Post is located on Königswall in the heart of Dortmund, in a prime location directly next to the city’s central railway station and inner-city ring road, and close to the main pedestrian shopping area. The representative historic building comprises a range of commercial and retail spaces as well as flexible office units. The surrounding area, with its numerous shopping and dining options, together with excellent transport connections via Kampstraße underground station and Dortmund Central Station, further underlines the appeal of the location.

Bob W is a tech-powered hospitality operator combining the consistency, ease and design standards of a lifestyle hotel with the space, functionality and local character of apartment living. Its properties are designed for modern business and leisure travellers looking for flexible stays, from a few nights to several weeks or longer.

The completion of the conversion underscores Aroundtown’s approach of strengthening properties over the long term through active asset management and use-oriented concepts. By adding serviced apartments, Alte Post is being further developed as a mixed-use property while also being sustainably aligned with changing requirements for inner-city locations.
